Could anyone share innovative solutions for smart building / smart cities?

Before I offer my insight i have below questions which will ultimately determine what ideas can be explored.

-The area that you are focusing on is it Urban or Rural
-The economic structure of the space is it close to public utilities such as public transport
-IT infrastructure do they have stable broadband connectivity etc wifi.
-Mobile phone user density (meaning how many incubates have a cellphone)

We are talking about German cities, don’t know if you know Germany, but mostly urban areas, high density population and all utilities are good available. High coverage of mobile phones…

A few years ago while working at “The Innovation Group” I was involved in a team that build a proposal for “Smart Condominium” (Business Model Canvas, involvement of a few partners, etc.) that envisioned the convergence of several needs:
1) shared (cost-effective) contract and WIFI (managed) infrastructure, including connection to control and personal charging for heating, alarms (gas, smoke, broken glass on a window, ect.)
2) monitoring and healthcare services for elder people (a serious concern in Italy, but also in German I suppose) possibly using social networks for involving near living people for emergency.
3) additional services based on sharing economy model

The have some pretty cool, actually working, verticals in place. Most of them can also be used in a residential housing context.
